9 Murrami Ave Caringbah consisted of the completed refurbishment and extension of a original 1950’s house including the construction of a new swimming pool and spa.
With a 60 sqm extension and refurbishment of the entire existing dwelling the project was completed in 14 weeks despite having to stage the project in 2 stages to enable the client to continue living in the premises safely with a young family during the construction works.
Scope of work associated with the refurbishment works included replacing some existing wall framing and roof structures, new windows and external wall cladding throughout, new roof sheeting, stripping perimeter plasterboard and installing new plasterboard with insulation, new bathroom and ensuite including heated flooring, repair, sand and polish existing timber floor, new timber flooring, rewire entire electrical works, new lighting and power and associated plumbing works.
The extension consisted of an elevated concrete slab built on pad & strip footings with brick founding walls and piers, timber wall and roof framing, timber cladding, metal roof sheeting, aluminium windows and sliding doors, polished concrete floor finish with new built in kitchen and laundry with open plan living and dining area. The extension was connected to the new pool, barbeque and landscaped areas via an extended raised timber deck.
The challenges faced during the project were not limited to the staged program and occupied dwelling but also the age of the structure and ensuring all foundations were stable, all walls were plumb prior to cladding and fitting out and all contaminated materials such as asbestos were appropriately disposed.
